Welcome to your new home!

We’re big on respect, courtesy and communication and aim to build trusted, long-term relationships with our tenants. We want to ensure you feel safe, secure and comfortable in your new home, and we’re here to advocate for you, too. 

We know that these good relationships start by making sure you have all the information you need to feel settled and supported. So, when you move into a property looked after by Pukeko Rental Managers, you’ll receive: 

 A welcome pack with what you need to know - everything from emergency contact details to rubbish collection day, from your responsibilities as a tenant to the security code!

 A detailed initial inspection report so that you are fully aware of the condition of the property that you are taking over.

✓ An inspection after one month to ensure that you are settling in well and the property is up to your expected standard.

Tips for Pukeko tenants

Keep your possessions covered

It’s important to note that your landlord’s property insurance does not cover your own belongings. Protect the things that matter most to you by ensuring you have adequate contents insurance. This is your responsibility, but your property manager will be able to provide advice on trusted providers if required.

Also under the Residential Tenancies Act, tenants are liable for any damage they (or their guests) cause. Therefore we strongly recommend that you have yourself covered and get a personal liability policy to protect you from any careless damage that you or your invited guests may cause to the rental property.

Responsive service

While you’re living in a rented property, it should still feel like home. We’re here to ensure that the property remains safe and comfortable, and will ensure that any necessary repairs are carried out promptly by reliable trades professionals. Contact your property manager directly who will liaise with you to arrange a suitable time.

Inspections

Regular inspections are carried out with the primary objective of ensuring that the home remains safe and comfortable for you as tenants. After the initial inspection report, we will be in touch again one month after you move in. From there, inspections will take place every three months, and you’ll be provided with at least 48 hours notice before any inspection. These are a good opportunity to notify us of any non-urgent repairs or maintenance requirements.

24/7 online access

We’ve made it easy for you to keep track of rent and charges online. As part of your welcome pack, we’ll give you a secure login so that you can conveniently view rent charges and payments related to your account.

Your rights and obligations

Your tenancy is governed by a Tenancy Agreement in line with the Residential Tenancies Act. This means that both landlords and tenants have certain rights and obligations when they agree to a tenancy with Pukeko Rental Manager. Please refer to your agreement for specifics relating to your property, or view the Tenancy Services website for more information on New Zealand residential tenancy legislation.
